AUGUSTA – New housing in development form has long been in short supply in the Capital City. So this newer, fast-growing  neighborhood in East Augusta represents a great custom-home-owning opportunity for families and professionals.

The location provides many lifestyle advantages: Cony High School and Middle School are a short walk via path away, as are playing fields, tennis courts and 175 acres of city-maintained nature trails; the Historic Riverfront district is only a mile from here, and the new bypass to Interstate 95 just two miles distant.

Fieldstone Place when fully realized will consist of 55 custom homes, each on a half-acre lot, explained Ann Castonguay of Sprague and Curtis Real Estate. Phase 1 (of three) with 17 homes has been completed. Prices range from $235,000 to more than $500,000; most homes measure 1,700 to 2,500 square feet, and lots are available for $5,990.

Water and sewer are public (there are no association fees); natural gas is planned to be supplied soon; underground utilities and architectural streetlights contribute to the neighborhood’s distinct aesthetic; construction practices are “green.”

This single-level home, which Castonguay has listed for sale at $235,000, is a sterling example of what Fieldstone has to offer. Executive ranch in style, built in 2010, the one-owner house of 1,698 square feet is immaculate and beautifully finished.

From the wide, tiled foyer, you look through a wide, arched door into the kitchen; on your left, a wide, arched window reveals the formal  dining room. The arches – matching, and also enhancing the open-concept feel of the main living areas – are but one example of the home’s fine design and detailing.

The lovely kitchen features honed-granite counters that include a gracefully curving, multi-seat dining island; oak cabinetry, in a darker stain that contrasts nicely with the white appliances; and lighting both recessed and pendant, the latter echoed in the dining room chandelier, but up-facing. Beneath the cathedral ceiling, the kitchen is open to the living room, where there’s a corner pellet stove on a handsome hearth. French doors open out to big deck and a paved patio; the back lawn is well screened by mature trees.

Good-sized second and third bedrooms are on the home’s south side, and are served by a full bath with soaking tub. Past a hallway with laundry enclosure and access to the oversized, two-vehicle garage, the private master suite occupies the opposite wing. The large bedroom has a windowed alcove perfect for a desk; the bath is elegant, and the walk-in closet deep.

The full basement has good ceiling height and presents any number of possibilities for creating finished space for recreation and more uses.
