PORTLAND – Munjoy Hill, in the East End of the city, has become one of the most desirable locations in Maine and beyond, renowned for its restaurants and shops, its walkability, its proximity to the Old Port and the Back Cove and East End trails; and, of course, for its splendid, ever-changing views from on high, over the cityscape and harbor and Casco Bay and its islands.

But “The Hill” is valued not only for such attractions and amenities but also for its distinctive architecture – many traditional homes beautifully renovated, and much new construction of sleek, high-end condominiums. Here on the west slope of the Hill is a pair of newly-built, top-quality-construction condominiums that should please the most discriminating home-seekers.

At the five-unit, owner-occupied Sheridan Street Condominium Association, 1A and 2A are ground-level and second-level; but since the building is perched on a hillside, the homes are elevated, and enjoy correspondingly sweeping views of the cityscape, over Back Cove to the high hills on the west side of Sebago Lake and even to Mount Washington.

In each unit, end walls entirely of windows frame the scenery, and the prospects and broadened when you step out onto the covered balconies. Westerly orientation delivers glorious sunsets.

With some minor differences, such as laundry-room conformation; the accent band on the upstairs home’s subway-tile tub surround; or slightly varying views owing to level, the condominiums are identical. The one “major” distinction is that No. 2A has a front-facing bonus room suitable for office, study, exercise, etc.

The main living space of each unit (they measure 1,420 and 1,501 square feet, lower and upper) is devoted to an open-concept expanse of kitchen (honed granite, cherry, stainless appliances including KitchenAid gas range and hood, and cool “space age” pendant lights) flowing into dining and then sitting area, with porch door at end right.

Behind the porches, the master bedrooms are afforded city-skyline views, and have large, walk-in closets, and stunning, oversized shower enclosures of glass. Second bedroom suites are equally well-appointed, and have soaking tubs and double closets. Across the hall, a small walk-through office leads into the laundry (unapplianced).

The condominiums, No. 1-A and 2-A at 156 Sheridan St., Portland, are listed at $555,000 and $585,000 by Tom Landry of Benchmark Real Estate in Portland.
