KENNEBUNK – Here’s a fine single-level starter home, very likely for a growing family, that would make an excellent Christmas present. And an affordable one, listed to sell at just $229,000.

That’s a very attractive price in a very desirable coastal town, and the west-side neighborhood – just past the “plains” of the Kennebunk Wildlife Management Area, with its trails, and a half-mile from the playing fields and playground of Nedeau Memorial Park – only highlights the value.

In addition, the home’s 1.44-acre lot is a winner. The house is set well back from the quiet street and has a huge, fenced back yard with a dog run and dog house, a fire pit, and a high-end above-ground pool that’s kept at 80-85 degrees by water-circulating solar heaters. There is plenty of space to add a two-vehicle, direct-entry garage.

Built in 1992, the four-bedroom, two-bath home with open-concept kitchen/dining was expanded in 2004, and has seen regular updates. The kitchen’s stainless appliances, which include a Bosch dishwasher and a French-door Samsung refrigerator, are new. Cabinetry is oak.

Down the hall, the full bath with soaking tub is redone and features a granite-topped vanity with undermount sink. Three nearby bedrooms, two of them carpeted, are good-sized and have big closets.

But the “star” of the expansion is the master suite. This addition sits off the dining area, behind twin French doors. There’s a pair of skylights in the cathedral ceiling of the carpeted, double-closeted bedroom. The bathroom has radiant heat, and is huge, handsomely tiled, and beautifully appointed, from its sauna with sound system to the glass vessel sink on the granite-topped vanity to the jetted soaking tub.

The basement’s high ceiling enhances finishing possibilities; and indeed one partially finished room, 10 feet by 15 feet and carpeted behind its Dutch door, is already here, and could be expanded. Bosch washer and dryer are in place, and on the other side of the basement are some utilities including furnace (heat is two-zone) and a workshop area with built-in shelving.

The 1,248-square-foot home at 11 Sedgewood Drive, Kennebunk, is listed for sale by Sam Downing of Downing Real Estate, and is being shown by appointment.
