HALLOWELL – It’s become fairly common for a schoolhouse to be renovated into condominiums. What’s far less usual is for a schoolhouse to be re-created as a private residence, as in the case with this beautiful Craftsman-style home.

The structure dates back to 1850 (there are remnants of bark on some beams in the basement); but ceased to be the Warren Street School in 1915, after which it was transformed into this modified, spacious bungalow, rich in lovely woodwork and Arts and Crafts detailing, behind its classic farmer’s porch.

Such features were preserved, or even enhanced, when the house was renovated and expanded (to 2,480 square feet) in 2006: A big “mud” room with lighted double closet; an insulated, two-vehicle garage; and a private, very nicely appointed master suite were added. Also newer is the bright, good-sized half-bath/laundry, which opens off the kitchen.

Light-colored interior walls, and tin ceilings in the living room, dining room, and den/office/sitting room, highlight the warm tones of moldings, five-panel doors, maple flooring, beadboard wainscoting, “faux” pocket doors between living and dining rooms, and the extensive, handsome paneling that encloses the staircase, in lieu of balusters.

Oak and Douglas fir are everywhere, including the dining room’s elegant built-in china cabinet with curving shelf, but the bright, updated kitchen’s cabinets are maple.

Surfaces, including a dining/work island, are generous; tile, floral backslashes ornament the walls; a full-view door opens to the elevated deck, overlooking the well-screened back yard of the 0.26-acre lot.

On the second level, the front of the landing makes a perfect office (and has a built-in bench seat beneath the window). A south-side room also offers ideal office space, while serving as access to the master suite. Across the hall, the second bedroom is good-sized and has a neat dormer alcove. There are two walk-in attics/closets.

The walkout basement is semi-daylight, with plenty of workshop and storage space. Heat (forced hot air) is efficient. Part of the roof was redone in 2006; the rest, in 2014.

The home at 10 Warren St., Hallowell, is listed for sale at $286,000 by Jean Kirkpatrick of Coldwell Banker Rizzo Mattson Realtors in Augusta, and is being shown by appointment.
