In Portland, in southern Maine, perhaps even in New England, there may be no more desirable urban address than this.

Here in the city’s East End, on the edge of the Old Port on Casco Bay, the 35-unit 113 Newbury, Luxury Downtown Condominiums development is rapidly taking shape. The Landry/French Construction project follows on the conspicuous success of the neighboring Bay House, also the creation of Reger Dasco Properties.

The appeal of 113 Newbury begins with an “unparalleled location” of wonderful walkability to restaurants, shops, entertainment, Portland Trails, and of course the waterfront in all its workaday vibrancy and scenic beauty. The condominiums are characterized by innovative design, sophistication, and efficiency.

Available are single-level one, two and three bedroom units; townhouses, and open-concept contemporary lofts. Fourteen have already sold (one sight and site unseen, to buyers from abroad).

Even while construction continues, a tour reveals much about the building. The sense of generous space is enhanced by high ceilings, and additional light floods in from the cool, 5-foot-square skylights (some units have two).

While floor plans are set, flexibility remains a plus, thanks to open areas that allow a variety of furniture arrangements, and to the number of rooms in some units (not to mention walk-in closets). East-side, corner units enjoy a view corridor down Hancock Street to the water.

The wide hallways, in which each doorway has its alcove, echo the building’s exterior design, which has townhouse-style indentations, rather than a flat facade. The streetscape will feature grass-edged, trees-shaded sidewalks. Overall, the design reflects the architect’s goal of keeping 113 Newbury in aesthetic harmony with the abutting India Street neighborhood, which the city adopted as an Historic District in November 2015.

The condominiums range in price from $340,000 to $1,400,000; in square footage, from 893 to 2,810. Monthly fees begin at $224 and top out at $700.
