GOULDSBORO – Here is an extraordinary Downeast Maine coastal property with extraordinary potential for a new owner to explore; and indeed it has just been placed under contract.

Ocean Woods occupies more than 113 acres and has 3,200 feet of stunning, easterly-oriented bold oceanfront on the Schoodic Peninsula. The rocky shoreline provides magnificent views of the Atlantic.

Formerly a seasonal, 70-site campground, the property “in recent years … was approved as Phase 2 of a larger subdivision, but has been removed from the development to allow the opportunity for redevelopment, family compound or conservation uses.” It is being presented by Tranzon Auction Properties.

Ocean Woods Way is a stone’s throw from the village of Birch Harbor, and off the scenic Schoodic Loop Road that traces the peninsula beginning on U.S. Route 186 in Winter Harbor. Ocean Woods is also very close to the new Schoodic Woods campground, which is part of Acadia National Park.

The property includes a pretty pond and an attractive gazebo near the entrance; many “native” sites with picnic tables and fire pits; and a central bathhouse building, with showers, that could easily be renovated.

The Schoodic Peninsula property was to be offered at auction, but that process has been suspended.
