FALMOUTH – A report on the condition of Falmouth Town Hall calls for nearly $930,000 in renovations, including an overhaul of the building’s weather-tight exterior, an upgrade of interior spaces and the elimination of mold and electrical problems.

The 125-page report by Oak Point Associates an architecture and engineering firm in Biddeford, lays out a detailed accounting of the building’s state.

The Town Council received the report in mid-July and may take up the issue this fall. No action is planned for the council’s meeting Monday.

The report highlights the difficulty of maintaining a municipal building with sections that date to 1900.

Although upgrades were made in 1960 and 1990, essential building systems should be brought up to modern standards, the report says.

The most costly upgrades the firm recommended concern the building’s exterior, which now has a hodge-podge of materials, including siding made of cancer-causing asbestos.

To bring the weather-sealing materials up to modern standards would cost about $350,200, the firm said.

Nearly as expensive would be an update to the building’s heating, ventilation and air-conditioning systems, and the wiring.

A patchwork of air-handling systems of varying quality and age serve various parts of the building.

Some segments of the system are inoperable, while others were shut off because of mold concerns.

The electrical upgrade recommendations are more minor, and include testing and safeguarding the operability of emergency lighting systems, installing similar lighting fixtures throughout the building.

Together, the heating, ventilation and air-conditioning and electrical costs were pegged at $262,200.
