BRUNSWICK — The Planning Board on Tuesday unanimously approved a sketch plan for an assisted living facility at Brunswick Landing.

The Portland-based Sandy River Co. seeks to build an Avita memory care center on the former U.S. Navy base. The nearly 14-acre property, encompassing two parcels and formerly the site of military housing, would house a single-story, approximately 45,000-square-foot facility.

The parcel is bordered by Admiral Fitch Avenue, and Neptune and Anchor drives. Three parking areas, including a small visitor parking lot in front of the building, would contain a total of 65 spaces, according to Director of Planning and Development Anna Breinich.

Daniel Maguire, a managing director with Sandy River, said the company has developed three similar facilities in Westbrook and Massachusetts. The wooden-framed Brunswick facility would be “very residential in character,” with extensive landscaped courtyards, he explained.

The project would be located in the Brunswick Naval Air Station Reuse Zoning District – Community Mixed Use Land Use Subdistrict, and the parcels sit within the area that the Brunswick Landing Common Development Plan covers, according to a March 5 memo from Breinich. The proposed development meets town zoning ordinance standards, she explained.

The facility would be located within Brunswick’s Growth Area, and be serviced by the Midcoast Regional Redevelopment Authority’s private water, stormwater and sewer systems.

With an approved sketch plan in hand, Sandy River will next submit a final plan for consideration by the Planning Board. When that happens is up to the applicant, but final plan applications tend to be submitted soon after sketch plan approval, Breinich said.
