NEWCASTLE – Perched high above the wide Damariscotta River a few miles from East Boothbay, this year-round home comes with 311 feet on the water, and splendid views over it, even taking in an oyster farm as you gaze across to the far shore. Maximum enjoyment of the coastal setting is ensured by a deck that runs all the way around the 3,452-square-foot home, and by the many “picture” windows that frame the beauty of Maine at its finest.

The 1978 home’s interior is rich in wood – oak floors, pine paneling, and huge exposed beams lining the cathedral ceiling in the 26-foot-by-28 foot great room, which has a two-sided, wood-burning brick fireplace on a tiled hearth, and a dining area with built-in china cabinet. There are bedrooms on either side (master in the east). The four full baths have been updated, but the kitchen, which retainsvintage appeal, has not been.

Down wide oak stairs – note the tall, lighted niche for art display, and the antique repurposed newel posts – the walk-out, primarily daylight lower level is essentially a second dwelling unto itself, like a guest super-suite. “Family compound” must also come to mind. The central, great room has a massive floor-to-ceiling brick fireplace with a pine-doored woodbox, and an eat-in kitchen, outside which is a covered patio of brick. Each wing has a bedroom and bonus rooms, and a full bath. Laundry, with double set tub, is in a separate room near the bottom of the staircase.

The 2.5-story barn has been improved with new doors and some foundation restoration, and in addition to vehicle accommodation offers all kinds of possibilities for keeping animals, including horses. The lot of 3.6 acres has extensive lawns and is ideal for gardening where not sloped or wooded, and is well screened by trees. Undeveloped land on the south border is a bonus.

In addition to the wonderful setting, the midcoast location – secluded despite being one minute from U.S. Route 1 – is both attractive and convenient: six miles from Wiscasset, just over a mile to Damariscotta’s walkable village center, and handy to South Bristol/Christmas Cove and historic Pemaquid Point Light (by water, too, of course).

The property is listed for sale at $525,000, and the seller is encouraging offers in these words: “If you are an interested, qualified buyer, make your best offer.”
