The latest housing market report from New England real estate agency RE/MAX Integra shows a slight drop in Maine home sales in October, with a moderate increase in median price.

There were 1,731 units of single-family homes and condominiums sold, down 1.1 percent from October 2014, according to the report, issued Wednesday. Maine’s median home sale price of $189,000 was up 6.5 percent from a year earlier. The median means half of homes sold for more and half sold for less.

Other data from the report suggest a strong seller’s market in October. The average number of days on the market for a listed home was 121, down 12.3 percent from a year earlier. The inventory of homes listed for sale was 15,845 homes, down 11.3 percent from October 2014.

Pending home sales, those initiated but not yet closed, were up 14.9 percent to 1,599 pending sales.

All other New England states had home sales increases in October compared with a year earlier, according to the report. Only one – Rhode Island – had a decrease in median price.
