Low inventory of existing single-family homes contributed to a 13.9 percent decrease in sales volume across Maine in April compared with a year earlier, according to the Maine Association of Realtors.

The group reported Wednesday that 1,106 homes changed hands in April, compared with 1,285 homes in April 2016.

The median sale price for those homes rose 2.8 percent from a year earlier to $185,000, it said.

“Across Maine, for-sale inventory is tight,” association President Greg Gosselin said. “Single-family homes actively listed for sale in April 2017 were down 25 percent statewide compared (with) April 2016. Low inventory is impacting potential sellers as well. Some are hesitant to list their homes without a suitable ‘next step’ to move into.”

During the three-month period ending April 30, home sales were down 5.9 percent compared with the same period of 2016, and the median price was up 5.1 percent to $185,000.

Sales volume for the three-month period was down from a year earlier in half of Maine’s 16 counties, and up or unchanged in the other half, it said. The biggest decrease was in Piscataquis County, where sales were down 29.8 percent. The biggest increase was in Knox County, where sales were up 27.7 percent.

Median prices for the three-month period were up compared with a year earlier in all but five counties, according to the association. The biggest hike was 69 percent in Washington County, while the biggest decrease was 5.6 percent in Knox County.
