PORTLAND (AP) — A Florida-based developer is proposing a new six-story hotel in Portland, Maine.

The Portland Press Herald reports Richard Mielbye of Miel’s Development Group in West Palm Beach, Florida filed the project application on Oct. 11. An estimated cost for the project hasn’t been disclosed.

Developers plan to build the hotel on an existing downtown parking lot on Fore Street next to the Hampton Inn. The proposed 128-room hotel would include a restaurant, retail space, a rooftop bar and both a parking garage and outdoor parking.

The project is the third hotel that has been proposed by developers this year. Occupancy rates in the city have increased 5 percent between 2012 and 2016. The average daily rate for a room has also increased since 2012.
