YARMOUTH — Tyler Technologies’ conceptual plan for expansion of its building now includes an increase in the size of the project and two waiver requests.

The Plano, Texas-based, software company on July 22 presented a plan to the Planning Board to build offices for about 575 new employees by 2024. The company wants to build a four-story addition of 112,000 square feet at its Tyler Drive location.

In its original application, Tyler said the expansion would be almost 85,000 square feet.

Tyler Technologies has offices on Tyler Drive and on Route 1 in Falmouth, which together employ 525 people. The company, which had revenue of $493 million last year and employs 3,100 people across the country, said the expansion would grow the number of local jobs to 1,100 over the next 10 years.

“This project has evolved even in the last three weeks,” architect John Mitchell of Portland-based Mitchell & Associates told the board Tuesday. He requested two waivers for the project.

One waiver would allow the company to provide more parking: 3.7 parking spots for every 1,000 square feet of building, compared to the three spaces for every 1,000 square feet allowed by current zoning. The company currently has 177 parking spaces, and wants to increase to 484 spots.

Planning Board Chairman Kevin O’Rourke, who said he looks at the project in “a very favorable light,” said he would consider granting the waiver.

“I guess I would have to do some more research to find out how (the town) arrived at the three to one ratio and consider whether or not that would be a waiver I could support, but I’m clearly open to it,” he said.

The other waiver Mitchell requested is more of a clarification regarding the allowed height of the building, which is based on the front of the structure. Mitchell said the company considers the front to be a different side than the side where the main entrance would be located.

The board said it would look into how the ordinance defines the front of buildings.

Tyler, a publicly owned company, creates software products for government and schools, including enterprise resource planning, payroll and human resources, public safety, courts, vital records, tax appraisal, student information and transportation. The company’s resource planning and school divisions are based in Yarmouth.

Mark Mueller, a Portland-based architect also working on the project, said the expansion will make the building look more modern to reflect the nature of the company.

“Our building, the basis of it, it’s a little bit more contemporary,” he said. “It’s less formal.”

The project still needs preliminary and final approval from the Planning Board.

Mueller said if the expansion is approved, construction will begin in June 2016 and would be completed by October 2017.
