WESTBROOK — The Main Street Dunkin’ Donuts, as well as an adjacent apartment building, may be demolished and reconstructed as a larger store by next fall.

The project would include razing the existing store at 742 Main St. as well as the apartment building located behind it at 9 Stroudwater St.

Ed Wolak, the franchise owner of the store as well as the owner of the adjacent apartment building, presented his proposal to the Planning Board on Tuesday  at a workshop meeting. His plan is to demolish the 1,935-square-foot store and three-unit apartment building and replace it with a 2,100-square-foot Dunkin’ Donuts and 400 square feet of tenant space.

The new Dunkin’ Donuts store would have additional seating and a conference room for public use. It would have 25 parking spaces, up from the current 15.

According to Wolak, who owns multiple Dunkin’ Donuts in southern Maine as well as in northern New York, the Westbrook location has been open since 1970.

“It’s obviously in dire need of renovation,” he said.

If approved, the new building and parking lot would fill the parcel contained by Main and Stroudwater streets and William B. Clarke Drive. The existing entrances and exits on Main and Stroudwater streets would remain.

The Planning Board on Tuesday did not discuss the existing apartment building and whether the tenants have been notified of Wolak’s intentions. Wolak could not be reached on Wednesday for comment regarding the tenants. Linda Gain, the administrative assistant for the Planning Department, said on Wednesday that the fate of the tenants is not within the Planning Board’s purview. She did not know how many people live in the building.

Wolak’s original plan included having two tenant retail spaces in the property, but on Tuesday he said he would only want one. Given the small space allotted for a tenant, he suggested it may be best used as an ATM vestibule.

At the Planning Department’s request, the new building would need to look compatible with Westbrook’s downtown. The store would need to be colonial style, have a pitched roof, and have the appearance of being two stories tall.

The current roof is flat and the building’s exterior is beige, brown and orange. The Planning Board said the new building would need to use darker, neutral colors.

Wolak said he was concerned about the store still being easily recognizable as a Dunkin’ Donuts.

“I’m concerned that I’m compromising the Dunkin’ Donuts features that are typical with a cookie cutter (appearance),” he said. “My biggest concern standing here today is signage.”

The Planning Board decided not to take a site walk. It did approve setting a public hearing on the project, but it has not yet been scheduled. When Wolak comes back before the board, the board said it wants to see more landscaping in the project’s design.

According to a Planning Department memo, construction of the project, if approved, would begin in spring 2018 and would take four months to complete.
