The Brunswick Planning Board has approved a minor tweak to Brunswick Landing’s planned commercial subdivision.
Chairman Charlie Frizzle said the amendment, approved by the board unanimously on Tuesday, amounts to a minor technical change to the boundary lines of the lots in the subdivisions.
The amendment also creates five new lots from two existing lots, realigns a roadway and eliminates a proposed new access road, according to a letter sent from Wright-Pierce Project Manager Jan B. Wiegman.
The subdivision application for the first phase of the project was approved in February 2013, according to Town Planner Jeremy Doxsee.
Also on Tuesday, the board unanimously redesignated the zoning, which places some of the land in the Cook’s Corner commercial zone. That may lead to the construction of a selfstorage facility in the area.
According to Frizzle, the change will open the area up to more development because it is less restrictive.
Developer Theodore Crooker requested the change.
Crooker has indicated that he wants to build a “high-end self-storage facility” there, although no official application has been filed with the town, accord- ing to Doxsee.
The zoning change would have been part of the town’s overall zoning rewrite project. The board’s approval Tuesday expedites one aspect of that project, Doxsee said.
As part of the project, many smaller separate zoning districts could be consolidated, including the mixeduse district of which the property in question was once a part.
The site is a wedgedshaped piece of property, bordered by Route 1 to the south and bisected by Old Bath Road. The larger, western portion is designated as a Cook’s Corner commercial zone, a smaller, eastern portion is now considered Country Residential.
There is no current development on the site.
“It’s open scrub, basically,” Frizzle said on Wednesday.
