There will be a new Dunkin’ Donuts on Route 1 if the Scarborough Planning Board approves a proposed three-lot commercial subdivision.

The property’s owner, David Parker, is proposing to divide the 3.6-acre site into three lots, which are located at 560 Route 1. The western lot of the three is proposed to hold a new 5,000-square-foot building that would contain a Dunkin’ Donuts.

There are currently no plans for the use of the second half of the building, but it would probably be leased to a service-related industry, according to documents submitted to the town.

There is an existing building on the middle parcel with paved access and on-site parking. At this point there are no specific plans to develop the easterly lot, but the documents do indicate the lot will be developed.
