WOOLWICH — An architect presented two options for additions to the Municipal Building to the town’s building committee Wednesday night.
The first would accommodate a meeting room for 50 people and cost an estimated $809,739. The second plan presented by architect David Matero would cost $994,744, feature meeting space for 150 and be code-compliant for up to 250 people.
Both would add office and meeting space to the building adjacent to the fire station.
The building committee hopes to conduct a community survey of the options during the Nov. 6 polling at Woolwich Central School.
Town officials then hope to have a plan ready for public vote at Town Meeting in May 2013.
Matero said construction should also include 32 new parking spaces and a new leach field.
“We might need less parking with the smaller meeting space,” Matero said. “That’s a factor in the price of the building. This is where it sort of gets complicated.”
Parking would be situated at the end of a slope, Matero said. The purchase of adjoining property might provide for a flatter parking area but might not be cost-effective, he said.
The addition would not require a full basement, Matero said. It would cost $11,000 to make the elevator accessible to the existing basement, he said, but it would be a wise move to have a fully-accessible building.
The upstairs kitchen would be convenient to the entire building, Matero said.
Scheme A would feature the meeting room flanked by offices.
In Scheme B, the larger meeting room would feature a more elegant entry and larger bathrooms.
The approximately $200,000 difference in the schemes, Matero said, is “a factor of size.”
Last May, the building addition was removed from the Town Meeting warrant by unanimous vote of selectmen. After a report from the original building committee, residents agreed to appoint a new, larger building committee.
Dana Lindsey, chairman of the new committee, said the next committee hearing will be held Nov. 28 at the school.
A public hearing is scheduled for 7 p.m., Dec. 7, also at the school.
