A proposed senior housing facility on Elm Street could receive final approval from the Planning Board tonight.

Seacoast Management Company is proposing to tear down the former Amenity Manor nursing home at 29 Elm St., and replace it with a 2.5-story, 11,000-square-foot building with 36 apartments.

The new building, River Landing Senior Community, would sit on half the footprint of the existing building.

The board will hold a public hearing on the final subdivision application, and will also review the site plan application submitted by Seacoast Management Co., along with a shoreland zoning application for work within a stream protection district.

Town Planner Rich Roedner said the applicant has obtained a certificate of appropriateness from the Historic District Commission for the demolition. Issuance of the certificate is delayed for 90 days while “the owner must make a reasonable attempt to sell the property to someone who will repair the building,” the town ordinance language states.

Roedner said the Planning Board will also elect officers tonight.
