HOLLIS – Anyone dreaming of an affordable waterfront, year-round home in Maine would do well to look into this property.

Here are 100 feet on a stretch of the Saco River as broad as a big pond, looking across to the undeveloped shore of an island, where a 250-foot setback ensures that the (minimal) dwellings there are well-hidden. Fishing (bass, especially) swimming, and boating are very fine here, and the waters are placid – enclosed by dams, meaning that there is no through traffic.

And, the home’s owner has just built a new dock, with steps leading down the slope. In fact, this seller built the home in 2010, to the quality standards of his firm, Lakeside Construction. Offered for sale at $189,900, the property represents an excellent value.

Naturally, the front of the home is oriented towards the water, and a large deck, oversized windows, and French door make the most of the view. The back of the house has not been shorted, however – it has riverstone accents, a handsome mahogany door with oval window, and a brand-new covered porch, its high roof designed to bring in the best light.

The main floor is open-plan. A cool curved slate bar sets off the galley kitchen, whose stainless appliances include a gas range, from the living-and-dining area. Barnboard wainscoting is a recent, rustic addition. To one side is the full bath, with soaking tub, and stacked laundry in an enclosure.

A custom spiral staircase with maple treads rises to the second floor. Beneath cathedral ceilings, both bedrooms have water views and are good-sized (each 24 feet end-to-end) and have multiple closets, with built-ins and lighting. Bedrooms are served by a half-bath with pedestal sink at the end of the hall.

Access to the full basement, which provides a workshop area with bench, and storage space, is from outside. Heating (forced hot air) costs are very low.

The half-acre lot includes a large garden shed with attached dog kennel, and there is plenty of space to add a garage. Road maintenance, as contracted by this small neighborhood of 19 homes, costs only $300 annually.

The 1,032-square-foot home at 44 Hemlock Cove Road, Hollis, is listed by Julie Chandler of PoGo Realty in Gorham, and is being shown by appointment.
