BIDDEFORD — If a development company’s plans move to completion, a Taco Bell will open next to the Amato’s Sandwich Shop on Alfred Street.

Kyle Gibson of Guggenheim Retail Real Estate Partners, a development company headquartered in New York and Chicago, presented a conceptual site plan for the project to the city Planning Board members earlier this month. The popular fastfood restaurant chain would open alongside a Jiffy Lube, according to Gibson, adding that the seemingly unusual combination works well to manage traffic flow.

While Jiffy Lube might attract 15 to 20 vehicles per day, Taco Bell could attract that many vehicles in one hour, said Gibson.

“That’s why the two users work fairly well together, because one’s traffic intensive and one’s not,” he said.

The nearly 2-acre property at 460 Alfred St. (Route 111) houses two buildings occupied by automotive repair shops, which would be torn down if the project moves forward, Dave Fenstermacher, a civil engineer who is working on the project, told the planning board.

It is unclear how soon the Taco Bell and Jiffy Lube could open.

Therese Delage of Saco, who has owned the land for more than 60 years, said Monday that she has accepted an offer from Guggenheim Real Estate Partners to purchase the property, but that the sale still needs to close. Delage said she also owned the abutting property at 458 Alfred St. before selling it to Amato’s.

A spokeswoman for the city’s Planning Department said Monday that Guggenheim Retail Real Estate Partners has not yet contacted the city to schedule a time to present updated plans to the board. Attempts to reach the development company’s media relations department by press time were unsuccessful.

The project is one of two developments planned for the area that include drivethrough restaurants.

Construction is under way on a project to add a coffee shop with a drivethrough, sandwich shop and retail businesses to 580 Alfred St., across from The Shops at Biddeford Crossing. California-based United Growth is developing the nearly 5-acre property, which is just over a mile from the site of the proposed Taco Bell.

Zeden Jones, vice president of United Growth, told the Journal Tribune last month that tenant names for that project won’t be available until after Jan. 1.
