YARMOUTH — The Planning Board on March 14 gave preliminary site plan approval to a 12-unit condominium complex to be constructed on Main Street.
Matt Wogan, of Waypoint Partners LLC, intends to purchase the Weld and Shepley townhomes, now owned by North Yarmouth Academy at 149 and 153 Main St. His plan is to add four units to the rear of the property and adjoin the two homes.
The board also recommended the council approve a contract zone agreement to allow the plans to go forward.
The project was designed to comply with the Comprehensive Plan Implementation Committee’s proposed CD4 Village Center Character District. But with delays in action on the Character-Based Development Code and uncertainty in the proposed zoning, Waypoint Partners opted to move forward by pursuing a contract zone.
After hearing concerns from residents about the project’s size and close proximity to abutters, the proposed footprint was scaled back, increasing the setback from 3 feet to 13 feet from the rear property line. A lower parking lot was also eliminated in an effort to preserve more open space.
Town Manager Nat Tupper said the council will likely discuss the contract zone agreement during a workshop on April 5 before it goes to a vote in May. If the agreement is approved, plans would go back before the Planning Board for final site plan approval.
