A seven-bedroom mansion in Cape Elizabeth is listed for $16.5 million, a price that would make it one of the most expensive homes to sell in Maine in the last decade.
According to property records, the 2.4-acre estate at 19 Cunner Lane is owned by David D. Smith, executive chairman of Sinclair Broadcast Group. Sinclair is one of the largest owners of local television stations in the country and has a reputation for a conservative viewpoint in its broadcasts. It operates CBS and Fox affiliates in Maine.
Smith also owns a home on a neighboring 5.4-acre parcel at 21 Cunner Lane, which he plans to keep, according to broker Sam Michaud from Legacy Properties Sotheby’s International Realty.
Smith purchased the combined acreage in 1998, later split it into two parcels and, in 2016, built the home that is now for sale, records show. Michaud said Smith spent time there during the summers. His primary residence is in Maryland.

Michaud said the listing “has already attracted some very high-profiled prospective buyers.” It has been on the market since May.
At 7,371 square feet, the house has seven bedrooms, eight bathrooms, multiple living spaces, an exercise room, a sauna and a four-car garage.
But the selling points, according to Michaud, are the ocean views and 300 feet of water frontage. Five lighthouses can be seen from the property, including the Portland Head Light and Cape Elizabeth Light that are depicted in Edward Hopper paintings.
“It would be very difficult to find a better setting along the New England coast,” Michaud said. “It is something you only see in a movie.”

According to Michaud, out-of-state buyers looking for large coastal houses in the region are increasingly turning to Maine over the popular markets in Nantucket, Martha’s Vineyard and the Hamptons.
“Maine has been a hidden gym for many years,” he said. “Many more intelligent buyers are realizing Maine’s beauty, privacy and lifestyle; it checks all the boxes.”
In 2019, five homes sold for more than $5 million, according to data from Maine Listings. By 2024, that number had grown to 21.
Last year, Michaud said, four properties in the state sold for over $10 million. He expects the trend to continue.
The priciest home sold in the state in the last decade was the late billionaire David Rockefeller’s summer residence on Mount Desert Island. It sold for $19 million in 2018.
A $13.4 million Cape Elizabeth estate that once belonged to actress Bette Davis and a $12 million Kennebunkport mansion, both of which sold in 2025, are also high on that list.
If Smith’s property fetches the $16.5 million asking price, it would join them.
