Maine’s largest enclosed mall opened with 25 stores in 1971 on a former pig farm in South Portland. Today, the mall has 1.2 million square feet of retail space and about 140 tenants. Described in the industry as a “super regional mall,” the Maine Mall is the only enclosed shopping center of its size within a 45-mile radius to the south and 60 miles to the north of its location. According to parent company General Growth Properties, the Maine Mall draws from a regional population base of a half-million people.

Developers Jason Synder and Arthur Emil propose a 1.6 million-square-foot “destination center” of retail stores, restaurants, a hotel, entertainment stage and sports center. The 61-acre site is pastureland located off Exit 47 of the Maine Turnpike. The $300 million project would be designed by the Thompson Group, best known for the redevelopment of Faneuil Hall Marketplace in Boston. Developers hope to distinguish the shopping mall from other retail centers with higher-end stores that currently are not located in Maine.
