The Planning Board will hold three public hearings during its meeting today as part of separate applications the board will likely vote on following each hearing.

The meeting starts at 7 p.m. in the municipal building at 100 Main St.

The first public hearing relates to an application submitted by Jonathan Cornish for a proposed three-lot single family subdivision at 36 Cornish Lane. Town Planner Rich Roedner said the property consists of two lots and the family wants to create a third that can be sold. Three lots is the threshold for triggering subdivision review.

The subdivision would use an existing private road so no new road is proposed.

The second public hearing addresses a site plan and conditional use permit application submitted by Kirt and Kim Weaver of Topsham for a proposed disc golf course at 357 Middlesex Road. Roedner said the applicants explained during the board’s sketch plan review of the project that the site has already largely been cut so the work would be done in existing open areas. No significant site work is anticipated other than for parking.

The final hearing will open for public comment the application submitted by Four J, LLC (doing business as Topsham Fair Mall) for a proposed site plan amendment and a conditional use permit for mobile food carts at designated places at 49 Topsham Fair Mall Road.

On May 15, the Planning Board held a hearing on and approved an application by Steve Alexander for an amended site plan and conditional use permit to operate a mobile food cart at a fixed location at 65 Topsham Fair Mall Road.

During that process, John Larson, one of the mall owners, asked the board how to create a smoother process to gain town approvals for other mobile food vendors who might want to set up at the mall.

Included in the proposed site plan amendment are three designated locations for mobile food carts.

During tonight’s meeting, the Planning Board also will consider an application from the town to amend the existing Head of Tide Park site plan to allow for fill and grading within the shoreland zone.

The Planning Board is scheduled to hold a workshop after the meeting to continue work on upgrading the conditional use ordinance.
