The Topsham Planning on Tuesday approved a more than 3,000-square-foot expansion planned for Woody’s Performance Center in the Topsham Fair Mall.

Keith Wood had submitted a proposed 3,053-square-foot expansion to existing building at Woody’s Performance Center at 70 Topsham Fair Mall Road. Town Planner Rod Melanson said Wood is looking to add some retail space and a display area and more warehouse area outback. The expansion will go on the Home Depot side of the store.

Melanson said the board reviewed the site plan amendment and had some comments about issues such as pedestrian access that will be implemented in the plan, before approving it Tuesday.

The board tabled a site plan and conditional use permit for an auto sales company that will locate at 37 Augusta Road.

Anthony Cugno, of Bowdoin, is only proposing a change in use in an existing building, Melanson said, and no improvements — such as landscaping, lighting, pavement or any other site work — has been promised. The auto sales company looks to locate in the space formerly occupied by a pawn shop, Melanson said, in a building owned and also occupied by Merrymeeting Auto.

Melanson said the board tabled the matter in part due to a question of whether the public hearing has been properly advertised and the board wanted the applicant to clarify his plan. Melanson said the public hearing will take place at the board’s next meeting Feb. 2.

Also Tuesday, board approved a four-lot commercial subdivision on Main and Gray streets proposed by Terry Gray. Melanson said the lots are separate and Gray is just combining lots and shifting lot lines. The board reviewed and approved the proposed changes and made some suggestions that were addressed.
