Westbrook seniors can also benefit from the development boom in Westbrook.

Construction on Stroudwater Lodge, a 95-unit senior community offering both independent and assisted living with dozens of amenities, is on schedule to open this fall, not far from other notable development projects.

The facility is the next phase of Northbridge Companies’ Stroudwater Landing senior living community in Westbrook, which began with the memory-care facility Avita of Stroudwater, opening in 2013.

This week, a mobile office unit for the Stroudwater Lodge sales team opened just off Spring Street, and according to Courtney Freeman, who will be executive director of Stroudwater Lodge, interest from the public has been high.

Freeman said Monday that Stroudwater Lodge is different from most senior communities in that it offers both independent and assisted living under one roof. She said often, if those living independently need assistance, they have to employ a home health nurse or move to a different facility.

“Here, you can stay right in your home, with your friends and the services,” she said.

The starting rates for a studio unit are $3,870 a month for independent living and $4,570 for assisted living. Freeman said the sales team is offering charter memberships, with the pre-opening rate and other options, including the coverage of moving costs up to $750, and a personalized, built-in California closet.

Stroudwater Lodge, which is three floors, will also feature a long list of amenities, including sunrooms, a fitness center, walking paths, a salon and barber shop, private dining areas, a pub and lounge, a “brain gym,” a theater, an art studio, a bocce court, and housekeeping and laundry.

Freeman said the amenties are a signature part of Northbridge’s “next generation” of senior living, which the Massachusetts-based company calls a new and better choice for senior living. The company is also developing communities in Wells and Brunswick.

“It’s really important to have those wellness programs and other activities,” she said. “We want to make sure they still have a foot in the community.”

The building will also feature a number of balconies, some with views, others with potential for patio areas.

During construction, the Stroudwater Lodge sales team, led by Mary Willson, has been hosting community meetings at various locations in southern Maine, getting the word out about Stroudwater Lodge.

“There’s been a lot of turnout,” Freeman said.

However, she said, there has also been some confusion caused by the nearby residential development of Blue Spruce Farm off Spring Street.

Both Stroudwater Lodge and Avita are tucked between the visible development along Spring Street and the construction of the new Animal Refuge League facility behind Stroudwater Street. Upon completion of Stroudwater Lodge, the new Landing Road will also be completed, finally connecting Spring and Stroudwater streets.

The road could potenially field increased traffic as the area sees furthur development, especially with the recent announcements that Blue Spruce Farm will nearly double in size and Twin Falls Golf Club will most likely be sold to a developer.

Freeman said Northbridge has been working with the Animal Refuge League in order to access and maintain a system of trails that already exists between the two developments.

At the large construction site Monday, a number of workers from New Hampshire-based Procon Construction were visible on scaffolding. The building was designed by Gawron Turgeon Architects.

Freeman pointed out a number of balconies that have recently been built on the front of the building facing Landing Road. She said she was recently talking to a resident, who was one of the first to commit, about which unit with a balcony she should reserve. The woman couldn’t decide.

“I told her I’d pick the third floor one, but that’s just me,” she said.
