With updated details pending, Gorham planners Monday postponed action on a $5 million project Sebago Brewing Co. is proposing for a headquarters on  leased land on lower Main Street (Route 25).

The company, which  is exploring ways to lower the site two feet, is expected to submit revamped plans and would likely be on the Planning Board’s agenda on Monday, Dec. 5.

“We’re trying to limit the amount of fill,” said Andrew Morrell of BH2M, engineer for the project.

The brewery is seeking town approval to expand in a project that would also include a tasting room, event/function center, warehouse and coporate offices. The company would lease a 6-acre lot from Shaw Brothers Family Foundation.

The proposal is located across Main Street from Nappi Distributors. Sebago Brewing hopes to construct a foundation before winter and open a new facility by Sept. 1, 2017.

Planners reviewed the site on Aug. 15.

Other proposed changes from earlier plans include eliminating a retaining wall and relocating one parking area.

The site is on a  heavily traveled commuter route. The project has received Maine Department of Transportation entrance permits. But Edward Zelmanow, chairman of the Gorham Planning Board, said in Monday’s meeting that the project hadn’t received a permit from the Maine Department of Environmental Protection.

Sebago Brewing Co. is now headquartered in a cramped facility it has outgrown in Gorham Industrial Park.

“We are completely maxed out at the brewery,” Kai Adams, a co-founder of the company, told the Planning Board Monday.

Adams praised Gorham officials Monday.

“The town has been very helpful in the process,” he said.

Sebago Brewing Co. was founded in 1998 and has been in Gorham Industrial Park for about a decade.

Monday’s Planning Board agenda also included a pre-application discussion with Doug Carter, who is proposing a mixed-use project at 18 Elm St. in downtown Gorham.

The 2,880-square-foot building would have two commercial areas on the first floor and two residential areas on the second floor. It would replace an existing building that would be razed.

The site is in the urban commercial zoning district. The proposal is adjacent to Carter’s Auto Service on Railroad Avenue.
