SOUTH PORTLAND — A proposed shopping center in the Maine Mall area has won approval from the Planning Board.

85 Western Ave. LLC plans to build a 34,000-square-foot multi-tenant building by the intersection of Western Avenue and Gorham Road. The Planning Board gave approval to the developer’s amended subdivision and site plan Tuesday.

The project involves connecting two parcels of land now separated by part of Gorham Road Extension, according to Planning and Development Director Tex Haeuser. The developer was the sole bidder on a triangular parcel that had been owned by the city. The other parcel was part of a subdivision. The area has been rezoned to allow a shopping center on the site.

The Town Council is scheduled to take up the discontinuance of Gorham Road Extension on May 3, Haeuser said. Public access rights would remain in place for Plaza 29, the shopping center that backs up against Gorham Road Extension.
