A proposed residential development off Waterman Road is the biggest residential project planned for Buxton in Planning Board Chairperson Keith Emery’s 28-year tenure, he said.

Project Manager Bill Thompson presented Dearborn Family LLC’s plan for 25 homes on 174 acres to the board at in-person meeting Monday night attended by several residents.

The project, called Grove Hill, calls for a cluster design with single-family houses on lots of between 2 and 5 acres with 200 feet of frontage each, said Thompson of BH2M in Gorham. On-site septic systems and drilled wells are planned.

“These will be high-end homes,” Thompson said.

He said 92 acres of the site, now a mix of open fields and woods, would remain open space.

The development will have two interior roads with one entrance into the development from Waterman Road.

The board took no action this week. The Grove Hill development will return to the board in June when public comment will be heard.

Although it was not scheduled for a public hearing Monday, Susan Pendleton, an abutter on Spruce Swamp Road, told the board the project is out of character for Buxton.

Pendleton, a 33-year Buxton resident, also questioned the legality of the project. Emery said the project would be required to follow ordinances.
