FALMOUTH — The Planning Board on Oct. 7 received a pre-application sketch plan for a a new three-lot, 22-unit residential development off Gray Road.

The property, being developed by Turning Point Development, is about a quarter of a mile north of Leighton Road. There’s already an existing single-family home on the land, as well as a commercial office building.

Andrea Ferrante, who owns the nearly eight-acre parcel of land with her husband, said there is nothing too definitive about the plan yet, since they wanted to consult with the Planning Board before going too far.

She said they considered single-family homes, but chose condominiums aimed at buyers who are downsizing. She said they could construct two- or four-unit buildings, but that hasn’t been decided.

“We won’t do it if it’s cookie cutter,” Ferrante said.

The Ferrantes’ application sought waiver of a traffic study, but the Planning Board decided that a consultation and opinion from a traffic engineer will be needed.

The Ferrantes also asked for a right of way waiver for the north side of the existing single-family home, in an effort to carve off the lot from the others. The right of way is 40 feet, but it does not have enough street frontage since town ordinance requires it be 50 feet. The developer is proposing to convert the existing right of way into a street.

“I can’t remember any time where that has ever been made,” said Senior Planner for Falmouth Ethan Croce. “It certainly is unique.”

The developers were proposing access to the condominiums by way of a dead-end road to the south of the commercial buildings. But Croce said the town’s Comprehensive Plan and ordinances promote more interconnected roads and fewer dead ends, so the possibility of designing a road possibly going over Gray Road and connecting to the right of way was discussed.

There was some hesitancy by the board about granting the waiver. However, some board members seemed agreeable to the idea of granting the right of way waiver if the configuration of that design was explored by the developers.

In other business, the Planning Board:

• Tabled discussion on a request from Portland North Partners for a site plan amendment for proposed changes to vehicular circulation on 60 Gray Road.

• Unanimously approved a request from Paul Benard for a new private way (Harmon Way) to serve three lots at 326 Middle Road.
