The South Portland Planning Board has unanimously approved two new development projects – a new Dunkin’ Donuts at the former Wok Inn site on outer Main Street and an 118-unit multifamily apartment complex in Brick Hill.

The Dunkin’ Donuts project would replace the one located at 633 Main St., which was the subject of several controversial proposals, including one to tear down the historic St. John the Evangelist Church and one to develop the city-owned lot on the corner of Westbrook and Main streets, which is now a city partk.

Under the site plan approved at the Sept. 27 meeting, the former Wok Inn restaurant at 818 Main Street would be redeveloped to include a two-tenant building with a 2,322-square-foot restaurant to accommodate a new Dunkin’ Donuts and an 1,735- square-foot retail space, which has yet to be leased.

The new Dunkin’ Donuts will include a drive-through that would queue around the back of the building, according to the materials provided to South Portland’s planning office. The new driveway will also align with New York Avenue and the signalized intersection at Main Street.

The new apartment complex would be located on a 6.4-acre lot at 20 Lydia Lane, according to the approved site plan. Each unit will have a deck or patio under the development proposal.

In addition, the developer must pay a $10,950 traffic impact fee, provide $15,000 to extend the city’s water and sewer lines through the development and pay an $829.50 compensation fee for the loss of a vegetated buffer along the property line.
