The Black Point Inn is being sold to two Massachusetts men, and the deal is expected to close Monday.

According to a liquor permit application filed last week with the town, the property is now under a sales contract with a company called BPI Management.

BPI Management is owned by Ogden Hunnewell of Chestnut Hill, Mass., who is the president of Nordic Prosperities, a Massachusetts real estate development company, and Robert Gould of Hamilton, Mass. Town Manager Ron Owens said both own property on Prouts Neck.

The inn was purchased in 1998 by the Maine Historic Hotels company, owned by Cape Elizabeth businessman Eric Cianchette, who also owns the Portland Regency hotel.

Cianchette, Hunnewell and Gould did not return multiple phone calls seeking comment for this story.

The inn is valued by the town at nearly $8.8 million. The nine-acre property includes 82 guest rooms and is surrounded by the ocean on three sides. The inn has been closed since Feb. 16 and is expected to reopen on April 25.

The Black Point Inn was built in 1878 by the Kaler family and was originally called the Southgate. It was later renamed the Black Point Inn to better blend in with the surrounding area. The inn has been included in the National Register of Historic Hotels of America since 1998, according to the hotel’s Web site.

“It’s the only big hotel from the heyday of the Prouts Neck hotels that’s survived,” said Rodney Laughton, a local historian. Because it has been remodeled and updated, it has been able to stay open. “It’s a real survivor from a bygone era,” he said.

Information contained in the liquor permit states that the gross income generated from room rentals for the last year was about $2.8 million. Gross revenue from liquor sales during the same time period is about $500,000 and food sales were at nearly $2 million.

Town ordinances require a new owner of a property to apply for their own liquor license. The Town Council will decide on the request at its April 6 meeting.
