FALMOUTH – The Town Council has tentatively picked a $3.25 million proposal from OceanView at Falmouth to redevelop the former Plummer-Motz and Lunt school properties, town officials announced today.

The retirement community offered at least $1.45 million more than two other potential buyers.

OceanView is a 60-acre retirement community next to the 20-acre school complex on Lunt Road.

The council wil hold a public hearing Monday on the recommended proposal, which calls for building 30 to 40 cottages and 36 apartments on land behind the former school buildings.

The Lunt building would be developed into a medical office building with 30 units each of Alzheimer’s care and affordable senior housing, adult day care and an auditorium available for public use.

The Plummer building would be developed into a senior community center, affordable senior housing and possibly a public library and an indoor pool available for public use.

OceanView would develop a three-acre public village green, which would be maintained by the retirement community and owned by the town. The town also would keep the Motz-Mason building and its two acres, possibly developing it further as a community center.

Construction would start in January 2013 and new residents would start moving in six months later.

OceanView was considered a frontrunner to buy the complex after the council met privately with company representatives before advertising for proposals.
